How much more is insurance in Florida?
Florida property insurance runs roughly three to four times the national average — usually the first number out-of-state buyers feel. The good news: the market is stabilizing, with dozens of carriers filing rate decreases in 2025 and new insurers entering the state. David gets an insurance estimate on any serious home before you offer, so the monthly number is real.
What are SIRS and condo reserves, and why do they matter?
Florida now requires structural inspections and funded reserves for most condo buildings three stories and up. That means monthly fees reflect real upkeep — and a building with a clean inspection and funded reserves is arguably a safer buy than condos have been in decades. David reads the association paperwork before you fall in love with a view.
Do I need flood insurance in Broward?
It depends on the address. Some Broward homes sit in mapped flood zones where lenders require separate flood coverage; many don’t. It’s a lookup, not a mystery — David checks the zone and the likely cost on any home you’re serious about, so it never shows up as a surprise at closing.
Why do prices vary so much city to city?
Broward’s median sale sits around $469K as of mid-2026, but that average hides the range — Coral Springs runs roughly $610K, Tamarac closer to $311K, Fort Lauderdale in the mid-$500Ks.
